My Canberra Building Inspections ACT

Inspections can be part of legal work. Your first thing to know is that your contract is extremely important. That is because of the laws of Australia and its social conditions. The police in Australia have far less authority to act on behalf of the people than perhaps they used to, and will sometimes return matters of fraud back to the victim, stating it is a civil matter.  They can go for extortion. Extortion and fraud are criminal acts, but for some reason, be it the police budget or other reasons, the police are not as likely to act on these today as one might think.

So, to help you, we ask that you have an excellent building contract. The HIA – Housing Industry Association – is fair but can be more for its members, the builders. The Master Builders Association can be similar. This writer has been a member of both these associations. So, he asks that you get your own building contract lawyer to make a contract that is for you. You will be much better protected.


The building inspector plays a role here. But first, the public must see that there is a gradient stage of engagement.

The First Stage

The first stage is the simple building inspection report. This is a report that does not mention the builder. It is about the house and the defects. This is written in a way so that you can get the items fixed through conciliatory means. The builder is often just waiting to fix these items. This includes The Building Inspection and the Practical Completion Inspection. As soon as he gets them he does his job and your house is turned over to you. This is for most of the clients.

The Second Stage

Now, for those of you that are socially minded people, but have engaged a sociopathic type builder – and they exist – this is for you. And here is where it gets hard and unfair.

You need to know there are sociopaths, psychopaths, and narcissists. These are just degrees of the same mental problem the person has. Simply they are antisocial personalities of a varying degree. Know the symptoms and how they are expected to act. Read the list of symptoms of the antisocial as published by the Mayo Clinic on this link. You need to know who you are up against as a house owner and their client.

Having a good contract will help ensure victory. They are at war with the world, and you. So having a contract designed by an antisocial is catastrophic.

Here is a simple example. I have a client who believes that all people are good. She trusted her builder. But the builder, being an antisocial type personality, was compelled to practice his craft of hurting trustworthy person.

If you think all people are nice and good, you are yet to lock horns with one of these types. They can get to the top of government, top of police, top of society, and when they get there they rain down their wild antisocial behaviour. Wrong types of laws get passed, and wrong government actions, like wars being waged, are all manifestations of this phenomena in our society.

This is written to give you an understanding that this type of personality is not uncommon.

The second stage report written here is more directed at the builder than the house.  It is done not so much as to fix up the building but to help you wage war against a mentally displaced oppressor. For this it may mean research is needed into laws and codes and how they have been misapplied to denigrate the building. This work is done on hourly rate.

The Third Stage

This stage is about preparing a report explicitly for the court. Here the inspector will expect to be directed precisely by an attorney as to what exactly is needed.
