ACT vendor inspection packages

ACT vendor inspection packages coordinate the building, timber pest, energy and property information needed for your proposed sale.

The purpose

Prepare clear property information for your sale.

Prepare for sale with a coordinated inspection package. Our ACT package brings together a building inspection, termite and timber pest inspection, energy efficiency report, compliance report and conveyancing file, subject to the property and agreed scope.

Prepare the information before the sale campaign

A coordinated package brings the building condition, timber pest findings and relevant property records together. These are different assessments: a building inspection describes visible condition, while a records review helps identify matters that need clarification against the available documents.

What vendor inspection packages include

  • Building inspection and photographic findings
  • Termite and timber pest inspection
  • Energy efficiency report where required
  • Compliance report and available property records
  • Conveyancing file, including the relevant government fees in the standard package

Plan ahead

When to arrange vendor inspection packages

Contact us early in your sale preparations so the required inspections and property records can be coordinated.

Before the visit

Preparing for vendor inspection packages

  1. 01

Tell us the property type and intended listing date.

  2. 02

Provide information about extensions, alterations and previous reports.

  3. 03

Arrange access and advise whether plans or property records are already available.

Your inspection report

We confirm the documents and services your property needs before you book. Your conveyancer can advise how those documents should be used in the sale.

Energy reporting is one part of the coordinated package. The ACT Government’s guidance on building-industry responsibilities includes the role of energy assessors and energy rating statements. Your conveyancer should confirm the documents required for your sale.

The inspection is visual and limited to the agreed scope and areas that are safe and reasonably accessible. We confirm the scope and any relevant access arrangements before attendance.

A common question

Can every property use the same package?

The appropriate documents and inspection scope depend on the property. Apartments, townhouses and detached houses may have different requirements. We confirm the proposed package with you, and your conveyancer should confirm the documents required for the sale.

Prepare the authority and keep the records together

Where government building records need to be ordered, arrange the owner’s authority early. Send any plans, previous reports and details of extensions or altered rooms so the records review starts with the information you already hold.

After the reports are issued, read the access restrictions and send the completed documents and payment receipt to your conveyancer. Tell us if the property changes or further work is done afterwards; an earlier inspection only records its condition on that visit.
