In this inspection
The purpose
A detailed look before apartment handover.
A completion inspection gives you a record of visible defects and incomplete work inside your new apartment before handover. The scope is suited to the apartment and the areas for which access has been agreed.
Look beyond the presentation of a new apartment
A new apartment may be clean and ready for viewing while still having incomplete finishes or damaged items. A systematic review helps distinguish individual observations by room and location, making the findings easier to raise with the developer rather than relying on a general list of concerns.
What apartment completion inspections cover
- Accessible walls, ceilings and floor finishes
- Doors, windows, glazing and visible joinery
- Kitchen and wet-area finishes, junctions and sealants
- Visible fittings and incomplete work within the agreed scope
- Photographs and locations of reported findings
Plan ahead
When to book apartment completion inspections
Arrange attendance when the developer or builder confirms the apartment is ready, allowing time to review the findings before handover.
Before the visit
Preparing for apartment completion inspections
- 01
Confirm the developer’s access arrangements and proposed handover date.
- 02
Provide the apartment number and any restrictions on visitor access.
- 03
Identify any agreed areas outside the apartment that you want included in the scope.
Your inspection report
An organised report for your handover discussion. Common property, concealed building elements and specialist services are outside the inspection unless specifically agreed. Standard pricing for a smaller single-level apartment is $497 + GST.
For properties in nearby NSW, the NSW Government guide to inspection reports also explains why common-property areas need an expressly agreed scope.
The inspection is visual and limited to the agreed scope and areas that are safe and reasonably accessible. We confirm the scope and any relevant access arrangements before attendance.
A common question
Are common areas included?
Shared corridors, roofs, façades and other common property are not automatically included in an apartment inspection. Tell us if you need those areas considered so access and a suitable scope can be agreed.
Confirm the appointment and the areas included
Ask the developer for enough time to inspect the apartment and any included garage, storage cage or balcony. Give us the lot or apartment number as well as the street address, and arrange keys or escort access before the visit.
Bring your inclusions and agreed variations to your own walkthrough. If you want particular items checked against those documents, tell us when the scope is set. For multiple apartments approaching handover, bulk handover inspections can provide a consistent record across the development.
