Bulk handover inspections

Bulk handover inspections in Canberra cover multiple apartments, townhouses and commercial tenancies. Give your project team a consistent record of visible defects before handover.

One inspection programme across several properties

On a development, an unstructured list of photographs can be difficult to assign and follow up. We agree the property identifiers, areas and reporting format before the first visit, so each finding can be traced to the right apartment, room or tenancy.

The service suits developers, commercial builders and property owners coordinating several handovers. Tell us how many properties are involved, when each will be ready and who will manage access. The number of visits and reporting timetable are agreed around the project.

What can be included

  • Accessible internal finishes, doors, windows, cabinetry and visible fittings.
  • Visible damage, incomplete work and workmanship concerns within the agreed scope.
  • Photographs with a property, room and item reference.
  • A separate record for each inspected dwelling or tenancy.
  • A combined defect list or register, where agreed before the inspection.

Common areas, external works and shared facilities need to be identified separately. An apartment inspection does not automatically cover the whole building. Specialist testing of fire systems, lifts, electrical installations or mechanical plant requires the appropriate specialist and its own scope.

Prepare the project for inspection

Send a schedule of apartment or tenancy numbers, floor plans, the expected completion dates and any known outstanding work. Nominate one site contact who can arrange keys, inductions and safe access, and let us know whether power and water will be available.

If you need particular finishes or inclusions compared with a specification, provide the current documents and variations when we agree the brief. Allow time between inspection and handover for your team to read the findings and plan rectification. A visit is most useful when the areas booked are complete enough to assess.

Follow up repairs without losing the original record

Keep the original item references when sending findings to the project team. A reinspection can be arranged for specified items after the builder advises that repairs are complete. We record what is visible at that return visit, including items that remain unresolved or cannot be accessed.

Inspection findings support the handover discussion. The ACT Government’s building contract guide explains practical completion and the roles involved. They do not certify the building for occupation, decide contractual completion or replace the builder’s quality controls. If you need a formal dispute report, tell us before the work starts so the reporting brief is appropriate.
